Residential Renovation and Extension, Finsbury Park, London

Project type

Residential Renovation and Extension

Date

April 2023

Location

Finsbury Park, London

The proposed scheme involves a comprehensive renovation and extension of an existing residential property located in the vibrant Finsbury Park area of North London. The project includes the formation of a new basement level, an infill side extension, and a dormer loft conversion, resulting in a high-quality four-bedroom, three-bathroom family home with a modern open-plan kitchen and living environment.
At basement level, a new kitchen and dining space have been designed to make the most of the available footprint while introducing generous natural light through a combination of light wells and glazed roof elements. The layout creates a bright and welcoming space that serves as the social heart of the home, with direct visual and physical connection to the garden via large glazed doors.

The ground floor benefits from an infill side extension that provides additional internal width and continuity between existing living areas. This intervention creates a fluid, open-plan layout while maintaining the character of the original building. High-performance glazing and skylights ensure excellent daylight penetration, enhancing the sense of openness and connection to the exterior.

The dormer loft conversion accommodates additional bedrooms and bathroom facilities, making efficient use of the roof space without compromising the external proportions of the property. The dormer has been carefully designed to respect the existing roofline and surrounding townscape, using materials and detailing consistent with local architectural character.

Externally, the design balances contemporary elements with traditional features typical of the Finsbury Park area. The brickwork is matched sympathetically to the existing façade, while modern fenestration and clean detailing express the home’s renewed identity. Internally, the renovation prioritises high-quality finishes, functional layouts, and a coherent material palette that ties together the old and new parts of the house.

This project delivers a thoughtfully designed and sensitively executed renovation, enhancing both the functionality and aesthetic appeal of the property. It represents a successful integration of heritage and modernity, providing a generous, light-filled, and energy-efficient family home within one of North London’s most characterful neighbourhoods.
